SEAI Grants for Windows & Doors
Applications Open from March 3
Homeowners can now access new SEAI grants for upgrading windows and doors, helping to make homes warmer, more comfortable and more energy efficient.
From March 3, applications open through the Sustainable Energy Authority of Ireland (SEAI) as part of Ireland’s national home retrofit programme.
Applicants can apply for the windows grant, the doors grant, or both, subject to their home meeting the required energy efficiency standards.

What’s Included?
The new supports are designed to reduce heat loss and improve overall home energy performance. Benefits include:
- Improved comfort and reduced draughts
- Lower heating bills
- Better BER ratings
- Preparing homes for future heat pump upgrades
Important – Building Fabric & Insulation Requirements
The grants are aimed at homes where the building fabric meets the standard suitable for heat pump installation.
This means that many homes may need to install attic and/or wall insulation first to improve energy efficiency. Only once this standard is met will homeowners be able to qualify for the windows and doors grant.
In most cases, this will be managed as part of a whole-home energy upgrade through an SEAI-registered One Stop Shop.
Grant Levels (As Part of a Full Retrofit)
Under the SEAI One Stop Shop Home Energy Upgrade Scheme, grants are available for windows and external doors as part of a whole-home upgrade:
Windows:
- Apartment: up to €1,500
- Mid-terrace: up to €1,800
- Semi-detached / End of terrace: up to €3,000
- Detached: up to €4,000
External Doors:
- Up to €800 per door (maximum 2 doors – up to €1,600)
Depending on your home and upgrade plan, combined supports for windows and doors could total up to €5,600.
Eligibility – What Most Homes Need
Most homes must:
- Be built before 2011
- Start with a BER of B3 or lower
- Meet fabric standards suitable for heat pump installation
- Achieve a BER of B2 or higher after works
- Complete multiple energy upgrades where required

Making Your Home Heat Pump Ready
These grants are part of SEAI’s wider push to make homes suitable for high-efficiency heat pumps.
Heat pumps work best in well-insulated, draught-free homes with modern windows and doors. This is why SEAI is placing strong emphasis on upgrading the fabric of the building before installing a heat pump.
Increased Insulation Grants
Also announced are increased grants for attic and cavity wall insulation from February 3, helping to offset rising costs.
In addition:
- First-time buyers can access 100% attic insulation grants from March 3
- Enhanced supports are available for people eligible under the Warmer Homes Scheme
- From March 3, homeowners can also apply for a second wall insulation grant, making it easier to fully upgrade their home

A BER assessor can advise you by checking your existing BER or by carrying out a new BER assessment before you apply. This is strongly recommended to avoid the risk of your home not meeting the required standard after works — which could result in your grant being declined.
If your BER Advisory Report shows that your roof and walls are rated as Good, or if your Heat Loss Indicator (HLI) is below 2.3, you may already meet the requirements. You can find your BER details on the SEAI National BER Register.
In most cases, yes. YOu can apply and manage it yourself but the grant is generally delivered as part of a whole-home upgrade through an SEAI-registered One Stop Shop to ensure your home meets the required fabric and energy standards.
Yes. A BER is required to confirm your home’s starting energy performance and to verify that it meets the required standard after works are completed.
This varies by home and scope of works, but typically the process can take several weeks to a few months, including assessment, grant approval, installation works and final BER certification.
Possibly. From March 3, new rules allow homeowners to apply for a second wall insulation grant in some cases. A One Stop Shop or BER assessor can advise you based on the upgrades you have already completed.
Yes. Many homeowners use a Green Loan from Synergy Credit Union to help cover the portion of costs not covered by the SEAI grant, spreading the cost over affordable repayments while benefiting from lower energy bills.
